Baltic Service LLC proposes to supply, install, configure, and commission a complete AXIS Communications video surveillance and access control system at 182 Bal Bay Drive, Bal Harbour, FL 33154.

The system comprises:

• 14 cameras — 10 exterior perimeter, 4 interior (second floor bedrooms)
• 2 video intercoms — main entrance door and motorized entry gate
• 1 door controller — 2-door access control (main entrance + gate)
• 1 card reader with keypad — gate entrance
• 1 rack-mount recording server — 12 TB, 90-day retention
• 1 managed PoE+ switch — 24-port, dedicated to security VLAN
• All mounting hardware — conduit back boxes, pendant kits, wall mounts, corner bracket, swivel mounts

Based on the on-site survey conducted by Baltic Service LLC, the following conditions are relevant to this installation:

Existing Infrastructure

• Cat6 cabling is already pulled to most planned camera locations from a prior installation.
• All existing RJ45 terminations are corroded due to the salt-air marine environment and require re-termination with weatherproof boots.
• A dedicated technology room on the first floor houses the main equipment rack and power distribution.
• 1,000-amp main electrical service (120/240V) provides adequate power capacity.
• The motorized entry gate has existing conduit pathways for intercom and access control wiring.

Environmental Considerations

• Waterfront property on Biscayne Bay — all exterior equipment exposed to salt air.
• Exterior cameras selected with IP66/IP67 ratings and NEMA 4X-equivalent protection.
• CBS (concrete block and stucco) construction — Tapcon anchors required for exterior mounts.
• Conduit back boxes specified for all exterior dome cameras to protect cable entry points.

Installation Process

The installation is performed by a team of 3 technicians and is structured in three phases:

Phase 1 — Pre-Installation & Cabling

• Verify all existing Cat6 cable runs to planned camera locations.
• Re-terminate all corroded RJ45 connectors; install weatherproof boots on all exterior connections.
• Pull new cable runs where existing cabling does not reach planned positions.
• Confirm conduit pathways at gate and main entrance for intercom and access control wiring.

Phase 2 — Equipment Mounting & Wiring

• Install AXIS S1224 recording server and T8524 switch in existing first-floor equipment rack.
• Mount all exterior cameras and intercoms per the placement schedule (Section 04), using specified mounting hardware.
• Install modular P1245 Mk II cameras in second-floor bedrooms — recessed sensor units with concealed cable routing.
• Install AXIS M1075-L Mk II cameras in second-floor bedrooms — compact cube cameras on TM1902 stand mounts.
• Install AXIS A1610 door controller in tech room; wire to main entrance and gate entrance doors.
• Install AXIS A4131-E card reader at gate entrance.

Phase 3 — Configuration & Commissioning

• Configure AXIS Camera Station Pro: camera streams, recording schedules, motion-triggered and continuous recording profiles, user accounts and permissions.
• Configure AXIS Object Analytics detection scenarios on all cameras.
• Configure AXIS Audio Analytics on both I8116-E intercoms.
• Configure AXIS Live Privacy Shield on all four P1245 Mk II bedroom cameras.

Project Investment Summary

System Ownership

Upon completion and final payment, the property owner is the sole owner of all installed equipment, recorded footage, and system configuration. Specifically:

• The property owner is the only authorized administrator of the AXIS Camera Station Pro system.
• Baltic Service LLC will not retain any administrative credentials, remote access, or ongoing system access after handover — unless a separate maintenance agreement is executed.
• No third-party cloud services, subscriptions, or external accounts are required to operate the system. All video is recorded and stored on-premises on the AXIS S1224 server.
• No footage is streamed to, stored on, or accessible from any external cloud platform.

AXIS Secure Remote Access v2

The system includes AXIS Secure Remote Access v2 (SRA v2), a built-in feature of AXIS Camera Station Pro that allows the property owner to securely view live and recorded video remotely from a mobile device or computer. SRA v2 provides significant privacy and security advantages over competing systems:

AXIS Communications (founded 1984, headquartered in Lund, Sweden) invented the network camera in 1996 and is the market leader in professional video surveillance. The proposed system is built entirely on the AXIS ecosystem for the following reasons:

Enterprise-Grade, Residential Fit

Baltic Service LLC maintains the following insurance coverage for all project work:

• General Liability Insurance — coverage for property damage and bodily injury occurring during installation work on-site.
• Workers’ Compensation Insurance — coverage for all technicians performing work on the property.

Certificates of insurance will be provided upon request or as required by the General Contractor prior to commencement of work.

This proposal covers equipment supply, installation labor, and system configuration only. All permitting, inspections, and legal compliance obligations are the responsibility of the General Contractor (GC), including but not limited to:

• Building permits and low-voltage permits required by Bal Harbour Village or Miami-Dade County.
• Inspection scheduling and coordination with local authorities having jurisdiction (AHJ).
• Any HOA or community approval requirements.
• Compliance with Florida Statute Chapter 810 (security system signage) or any applicable local ordinances.

Pricing & Payment Terms

Fees are defined in the applicable estimate or invoice.

• 50% deposit due prior to commencement of work
• 30% due upon substantial completion
• 20% due upon system sign-off

Invoices are due within 7 days after project completion. Taxes, permits, fees, expedited shipping, and unforeseen site conditions are not included unless explicitly stated.

Pricing

• Equipment pricing valid until May 31, 2026 per AXIS sales quote.
• Labor rate: $250.00/hour for a 3-technician crew.
• Prices exclude applicable Florida sales tax.
• Installation materials ($945) included in project total.

Scope Exclusions

• Permits, inspections, and legal compliance (see Section 12).
• Structural modifications, drywall repair, or painting.
• Internet service provider (ISP) provisioning.
• Third-party system integration (Crestron, Lutron, audio) unless separately scoped.

Acceptance

This proposal constitutes an offer to perform the described scope of work. Written acceptance (email or signed copy) authorizes Baltic Service LLC to proceed with equipment procurement and scheduling.
